When to Start Your First America Home Search

If you’re dreaming of moving into a brand-new home, now is the perfect time to start planning. Whether you're building from the ground up or purchasing a move-in-ready home, understanding the homebuying timeline can help ensure a smooth and stress-free experience. Here’s a breakdown of what to expect and when to get started.

Step 1: Research and Financial Preparation (6-12 Months Before Move-In)

The first step in the homebuying journey is research and financial planning.

  • Assess your budget, clean up any credit issues and get pre-approved for a mortgage.
  • Research different First America Homes communities that fit your lifestyle and needs.
  • Decide whether you want a new construction home that’s built from the ground up or a move-in-ready home that’s already completed or near completion.

Step 2: Select Your Home and Sign a Contract (6-9 Months Before Move-In)

Once you’ve done your research, it’s time to find the perfect home and finalize your decision.

  • If you’re building a new home, work with your First America Homes sales consultant to select a floor plan and homesite.
  • Work with First America Homes’ design team to personalize your home with finishes and upgrades.
  • If you’re buying a quick move-in home, choose from available inventory homes. Since you’ll skip the construction phase, this step will be closer to your desired move-in date.
  • Sign a purchase agreement and secure your financing.

Step 3: Construction Phase (4-6 Months Before Move-In)

If you're building from the ground up, construction typically takes about four to six months, depending on the complexity of the home and weather conditions. During this time:

  • The builder will prepare the homesite, pour the foundation and begin framing.
  • Electrical, plumbing and HVAC systems will be installed.
  • Drywall, flooring and interior finishes will be completed.
  • Your home will undergo inspections to ensure quality and compliance.

If you’re buying a move-in-ready home, you can skip this phase and prepare for closing sooner.

Step 4: Final Walkthrough and Closing (1-2 Months Before Move-In)

As your home nears completion, you’ll go through final walkthroughs and closing preparations.

  • Schedule a final inspection to address any last-minute details.
  • Secure homeowner’s insurance and finalize your mortgage.
  • Close on your home and receive your keys!

For a summer move-in, expect to complete these steps in early spring or early summer.
